3. Score against your ideal target
Describe the agent or agency you want to reach in plain English, for example established residential brokerages with strong reviews and a modern website. The AI evaluates every enriched lead against that description and ranks the list, so your team starts each morning at the top instead of reading a thousand identical rows.
4. Verify the emails you will actually send to
Your primary business email comes from the agency's own website, never guessed. To reach a named managing broker, team lead, or agent where the site publishes no personal address, Lyre Leads matches the contact's name to likely patterns, SMTP-verifies each, and shows only confirmed-deliverable addresses in a separate field labeled as generated. Larger agencies often list several people, and you can reach each verified contact. Every address is labeled Verified, Catch-all, Unknown, or Rejected, and catch-all is never dressed up as verified.
5. Export or work the list in place
Push the qualified agencies to CSV or the API, or work them inside the built-in CRM. Enrichment is roughly one token per five leads, so a scored, verified real estate list is cheap to build and cheap to refresh when the market moves.
Signals that qualify a real estate lead
A raw pin on a map tells you an agency exists. The enrichment tells you whether they are worth your time and gives you the hook for the first line of your message.
- Rating and review count. In real estate, review volume and score are a strong proxy for how active an agent or agency is with clients. A firm with many recent reviews is closing deals; a listing with almost none may be dormant. Set the bar wherever your offer fits.
- Website quality and age. Agents live or die by their online presence, so a stale copyright year or an aging site is both a clear opening if you sell web, branding, or marketing, and a signal of an agency that may be underserved by its current tools.
- Technology stack and ad pixels. The 1,200+ detections show what an agency already runs: IDX and CRM platforms, chat, scheduling, analytics, and ad pixels. If they run ad pixels, they are already spending on lead acquisition and have proven budget, which is exactly what a vendor or partner wants to see. The detected stack also tells you who you would be replacing or complementing.
- Freshness of the listing. Because the data is pulled live, a current, well-maintained Google presence is itself a signal that the agency is active and paying attention, the kind of contact worth an email now rather than a name from a directory that may already have moved on.
